Air Monitoring & Clearance Testing in Knoxville, TN

Clearance air testing is the sample taken inside the containment after the work is done, and it is the only thing that proves a space is safe to go back into. $250–$700 per test day. If an abatement quote you have been given does not include it, the price is not comparable to one that does. Call (865) 420-5764.

What clearance testing actually proves

Removal is not finished when the material is out of the room. It is finished when the air inside the sealed containment reads below the clearance threshold, sampled with the negative-air still running and aggressive sampling methods used to lift any settled fibre back into suspension. Passing that test is what lets the barrier come down and re-occupancy begin.

The order matters. A sample taken after the containment has been dismantled proves nothing, because the fibre of interest has already been diluted into the rest of the building. Any crew that offers to test after they have packed up is offering you a piece of paper rather than a result.

PCM and TEM, and when each one is used

PCM — phase contrast microscopy — counts fibres and is the standard, fast, economical clearance method for most residential jobs. It cannot tell an asbestos fibre from a fibreglass one, which is fine when the only fibrous material in the room was the one just removed.

TEM — transmission electron microscopy — identifies the fibre and detects far smaller ones. It costs more and takes longer, and it is the right method on friable material, on schools and public buildings, where PCM returns a borderline count, and any time the result has to stand up to challenge. We will tell you which your job needs rather than defaulting to the cheaper one.

What it costs and when to book it

$250–$700 per test day on the cost page, with TEM adding roughly $150 per sample. The number of samples depends on the number of separate containments, not the size of the house.

Book it as part of the abatement rather than afterwards. The crew cannot leave until clearance passes, so the sample and the lab turnaround sit on the critical path of your project. Rush turnaround exists and is worth paying for when a move-in or handover date is fixed.

Monitoring during the work, not just after it

On larger jobs and on occupied buildings, air monitoring runs during the abatement as well: perimeter samples outside the containment that show the enclosure is holding, and personal samples inside it. On a commercial project that record is part of what you hand to the building owner or the lender at the end — see commercial asbestos abatement.

We also take clearance samples on work other contractors carried out. If a crew has finished and you want independent confirmation before you accept the job, that is a service in its own right and we are happy to be the second pair of eyes.

Frequently asked questions

How much does clearance air testing cost in Knoxville?

$250–$700 per test day, with TEM analysis adding roughly $150 per sample. Sample count follows the number of containments rather than the size of the property. See the cost page.

Is clearance testing legally required?

For regulated work above threshold and in public buildings, yes. On a small owner-occupied job it is sometimes optional — but it is the only evidence that the space is clean, so we do not recommend skipping it.

How long do results take?

PCM can often be read the same working day, which is why it is the standard clearance method. TEM is a laboratory analysis and typically takes longer; rush turnaround is available.

Can you test work another contractor did?

Yes, and we are asked to fairly often. Ideally we sample before their containment comes down — tell us where the job is up to when you call.

What happens if it fails?

The containment stays up, the area is re-cleaned, and it is re-sampled. On a job we carried out, that is at our cost and it is the reason the incentive to clean properly the first time sits with the crew.
